Investor Turnkey Complete Remodel in Memphis, TN
This complete renovation was my client's first BRRRR property in Memphis, TN. If you’re not familiar with that term, it means Buy, Rehab, Refinance, Repeat. As an investor, this is a great method for building your portfolio and letting your properties acquire equity. The first order of business was pulling all the proper permits. We obtained electrical, building, mechanical, and plumbing permits for this property.
We started this rehab from the curb and worked on everything from top to bottom. We installed a new mailbox and post, and pressure washed the entire property, including the driveway, sidewalk, and the house itself. We then replaced all the rotten wood and damaged siding on the exterior. Next, we removed the old roof and installed new decking. After the decking, we installed the underlayment just before installing a 30-year architectural shingle roof. Once the new roof was in place, we painted the exterior of the property. We also repaired all the fencing in the backyard, including adding a new gate.
As an investor or anyone trying to market a property, curb appeal is crucial, so we focused on enhancing it as quickly as possible. While the exterior was being painted, demolition began on the inside. We completely removed the load-bearing wall that blocked off the living room from the kitchen, tying it into the roofing system. This created an open concept and significantly opened up the home. A structural support beam was not necessary in this situation.
We completed the demolition of the bathrooms, flooring, electrical, and plumbing. After the demolition, we started the necessary framing and sheetrock repairs. As you can see in the pictures, there was significant ceiling damage in the kitchen and other areas of the house. The key to a great paint job is proper preparation. After all the prep work was completed, we performed a full paint job from the ceiling to the baseboards and everything in between.
Then we moved on to the kitchen renovation. We installed brand-new kitchen cabinets, countertops, a stainless steel dishwasher, and a stainless steel ceiling-mounted vent hood. We painted the cabinets blue and added gold hardware. Simultaneously, we began remodeling the bathrooms. The hall bathroom received a new tub and tile surround with a niche, a new elongated bowl commode, and a custom vanity with a raised bowl sink and a gold faucet. The new modern tile floor really set the bathroom apart from the norm. It received all new plumbing, electrical work, carpentry, paint, and trim. The master half bath also received a custom raised bowl vanity, a new commode, new tile flooring, a new mirror, and new hardware.
We installed waterproof LVP flooring throughout the rest of the house, complete with new shoe molding. We installed all brand-new ceiling fans in the bedrooms, recessed lighting in the kitchen, and all-new fixtures throughout the house.
